Zoning Program

The Washington State Growth Management Act (36.70A) requires that counties and cities adopt zoning and other development regulations that are consistent with and implement their adopted Comprehensive Plans. Benton County has adopted zoning ordinances and maps necessary to bring the County’s zoning code into compliance with the goals and policies of the adopted Benton County Comprehensive Land Use Plan.

Zoning ordinances and maps classify land into “Districts” (e.g., Rural Lands, Commercial), according to the land use designations in the adopted Comprehensive Plan.  Each zoning district contains requirements and standards that govern the use and development of land within that district.  Zoning ordinances generally include: the uses permitted in each district; lot sizes and density; building height and setbacks; size of building; and parking requirements.  Additional standards may cover issues i.e., buffering incompatible uses, signs, etc. The classification of each parcel of land is indicated on the County’s Official Zoning Map.

Benton County Official Zoning Map A-4 - Adopted and Effective as of 12/18/2018.

To determine your zoning, you'll either need to use the County map linked above or you can contact the Benton County Planning Department at (509) 786-5612 or planning.department@co.benton.wa.us
